99 Percent Mine by Sally Thorne

Darcy Barrett’s been in love with Tom Valeska as long as she can remember, but it doesn’t matter.  He’s off-limits.  Darcy’s twin brother Jamie claimed Tom as his best friend first and Jamie doesn’t share.  When Darcy and Jamie inherit a run-down cottage from their grandmother, Tom, having worked construction his whole life, is the obvious choice to fix it up.  Now Darcy will have to work and live in the same cottage with Tom, who is single for the first time in almost a decade.  She always thought she’d be happy if she can just claim 1% of his heart, but now she’s not so sure.

This book is so much fun.  Thorne writes incredibly funny dialog.  The characters are messy, charming, and adorable.  They feel like real people, causing the emotional turmoil in the novel to really hit home.  The only real criticism is that I wanted the book to be longer!
